WATER SAMPLING AND TESTING
|
|
We provide bacteria (coliform, E-Coli), chemical (nitrate, nitrites, nitrate/nitrite combined) and lead testing of your drinking water. We can also test your water for the presence of arsenic or over 20 other chemicals that may be in your water. Our DEQ certifed lab analyses our water samples for home owners concerned with the quality of their drinking water and for mortgage underwriters that require testing for the approval of RURAL and FHA/VA mortgages. Home owners can also contact the local health department for "do-it yourself" water testing kits.

Our septic evaluation is limited to a visual inspection of the system. It includes locating and identify the sewage disposal system along with an invasive (load) check to determine adequate drain flow from within the home and to ensure there is no visual evidence of water breakout at the surface of the yard or surrounding areas. Dye tracers are added to the sewage system if needed and only with home owner consent. This evaluations is also limited by weather conditions at the time of the inspection.
If a more thorough inspection of the septic system is required, we recommend you contact a LICENSED SEPTIC COMPANY and/or the COUNTY HEALTH DEPARTMENT. A true septic inspection requires that the tank is pumped and inspected along with identifying the field area and exposing the far edges of the drain field to determine the condition of the washed gravel bed and piping buried below the ground. MOLD ANALYSIS AND SAMPLING
|
|
Our inspector is CERTIFIED in the inspection and sampling of mold (CERTIFIED MOLD INSPECTOR - CMI)and assessing (CERTIFIED MOLD ASSESSOR - CMA). We are members of the ENVIRONMENTAL SOLUTIONS ASSOCIATION (ESA) and have received training from several sources including Hometest Laboratories, ESA and the President of the International Association of Mold Management (IAMM). Our mold services may include a survey of the home for visible signs or "red flags" identifying the presence or conditions conducive to mold growth, swab sampling of visible mold to determine the type and description, and/or indoor/outdoor air sampling when mold is suspected but not visible. Our air quaility sampling is also used as a remediation tool to determine the quantity and type of mold spores present in the air before and after remediation from water damage. We work with insurance adjusters and legal firms in the resolution of mold cases and claims. Mold carpet samples can also be conducted which may give a "history" of the homes air quality. Our radon services include testing of the air and/or water to determine the presence of radon gas.

HUD/FHA, VA , and RURAL LOAN CERTIFICATIONS
|
|
We offer CERTIFICATION INSPECTIONS in 5 areas for Rural and FHA 203K loans. In addition, individual certifications of plumbing, electrical, HVAC, structural (non-engineered), thermal, and roofing systems are available. Our inspections are in compliance with HUD 4150.2. Our home inspections and water analysis are also accepted by HUD/FHA/VA and RURAL DEVELOPMENT underwriters. We have received training through ITA concerning HUD/FHA inspection requirements.

We offer "on-site" training and seminars to interested companies and organizations in any of the services ANCHOR HOME INSPECTION or ANCHOR ENVIRONMENTAL SERVICES currently offers. Our mold seminar includes a video and hand-outs with some useful "mold facts". We have an extensive library of videos and written material for reference including all of the International Code Council building code manuals and select HUD/FHA manuals. We also have the accessability to several professional organizations and their resources available to us through our membership agreements. These seminars are ideal for local civic organization (Lions, Rotary, Kiwanis) meetings or a gathering of Chamber of Commerce members.

Want to make that sale go faster and smoother? Home owners that are selling their home should consider a pre-listing inspection. This inspection will help the seller identify problems or concerns with their home before they get to the closing table. Fixing up some of those minor repairs before selling and addressing major concerns up front will help in a quicker sale of your home. Potential problems with the home are identified before the selling transaction occurrs and may prevent possible "disclosure" problems down the road. We will also help the home seller complete the Michigan disclosure agreement as accurate as possible based on the findings of the pre-listing inspection.

We currently contract with an environmental state certified lead and asbestos inspection company. The EPA and State of Michigan require that all inspectors and samplers of lead and asbestos MUST be certified. Home inspection companies are not normally state certified to perform these inspections.

TERMITE/INSECT/PEST INSPECTION
|
|
We currently work in cooperation with a licensed, certified and insured local termite and pest control company; SUNRISE PEST CONTROL (1-888-944-BUGS). Our inspector is trained to identify the presence of, or "red flags" to the presence of pest, insects and rodents. We recommend you contact a licensed and certified Department of Agriculture pest control service such as Sunrise Pest Control for all of your pest, termite or insect questions or services.

A sampling of your household air is collected and sent to our lab for analysis. The lab identifies common protein based household allergens including, but not limited too, dust mites, pet dander, cockroaches, bird insect or rodent problems.

We assist in the preparation and estimating of government 203(K) remodeling/new construction loans. We are the certifying officials for FHA as the repairs/remodel/construction progresses. We are FHA consultants to the borrowers of FHA 203k loan program, conventional renovation loan programs, and new home construction loans.

|
|
Anchor Inspection now has on staff a Professional Hydrogeologist/Scientist. Our professional Hydrogeologist evaluates and provides regulatory guidence in all environmental concerns and issues.
