What does a prepurchase home inspection involve?
|

A careful, visual, systematic evaluation of a home. Some of the areas and systems inspected are listed on our home page. Depending on the home and your request, other areas and systems may be included. Crawl spaces and attics are entered, where accessible. We attempt to "get into the areas" home buyers normally wouldn't check during the purchase process. As long as you own the home, ANCHOR HOME INSPECTION provides FREE telephone consultation concerning the condition or repair of components and systems of your home.

How is the final home inspection report document?

AHI uses the PROPERTY INSPECTION REPORT (PIR)system. The complete report is presented "on-site" at the conclusion of the inspection. The PIR is a 3 ring binder with tabbed pages of every area inspected. Each tab contains a well illustrated and labeled picture of the area evaluated. The pages of the report are a 4 part carbonless copy. One page for AHI records and the other 3 for your use. This easy to read and understand keyed report system also includes the US CONSUMER PRODUCT SAFETY COMMISSION, AMERICAN LUNG ASSOCIATION and US ENVIRONMENTAL PROTECTION AGENCY booklets covering HOME SAFETY TIPS. The AMERICAN SOCIETY of HOME INSPECTORS Standards of Practice and Code of Ethics is also included. This is a great book/report that will be a handy reference if you ever decide to sell your home.

How long does a typical inspection take?

We like to schedule a minimum of 3 hours per inspection. 2 and 1/2 hours to conduct the inspection and 30 minutes to complete the final report. As with any home inspection, the time may vary depending on the size and condition of the home.

Who should be present for the inspection?
|

We encourage the client to attend the inspection. This way we can point out home and system conditions, suggest maintenance requirements, emphasize safety information and physically show the client safety features that include water, gas and electrical shut offs. We will also let you know what is taking place and what we are looking for in each area of the inspection. If you plan on following along on the entire inspection, you might want to consider a change of clothes when we explore the crawl space and attic. A flashlight also comes in handy. The home owner is also encouraged to attend. This is a great time for the client and owner to discuss the homes features and to get the maintenance history of the home.

Is there a guarantee or warrenty with the inspection

Unfortunately we cannot act as an insurance company. Inspectors are home inspection "generalist" and are not acting as licensed engineers or experts in any craft or trade. The scope of the inspection is limited to visual inspection of the general systems and components of the home to identify any system or component that may be in need of immediate major repair or a safety concern.

Are septic systems part of the home inspection?

Most home inspectors charge extra for a septic inspection, however, Anchor Home Inspection includes it with all home inspections....at no additional charge. Our inspection is a limited visual inspection and does not include uncovering the tank unless the tank is exposed. No matter what other home inspectors claim, they can NOT do a complete inspection of the septic system nor tell you the condition of the tank just by uncovering the tank. The best inspection for a septic system is by the local county health department or a licensed septic installer/hauler such as Scott Septic (see our e-card section).
