Crumbling Foundations in CT
Anchor Home Inspection has performed over 500 home inspections in Connecticut. They have close to 100 5 Star Reviews on Google and most importantly they are one of only 50 Connecticut Home Inspectors that are qualified to inspect and classify Connecticut’s problem of crumbing foundations.
You have probably heard or read about the issues that Connecticut Homeowners are facing in regards to crumbling foundations. Unfortunately, they have no way to determine how safe the structure is without the help of a trusted home inspector or professional engineer.
Connecticut has set up a program to help CT Homeowners deal with and combat the unfortunate issue of crumbling foundations.
You need to hire a certified home inspector to inspect your household for possible indication and inclusion of Pyrrhotite in concrete that was used to make house foundations back in the day. Agin, Anchor Home Inspection is one of only 50 local home inspectors in Connecticut qualified for this job with the government. Consequently, these core testing and visual inspections can then be reimbursed through the Crumbling Foundations Testing Reimbursement Program which was initiated and established by the Department of Housing.
Two possible claims can be reimbursed, and they are the following:
- Claim type 1: Homeowners that are seeking assistance for replacement from the house foundations that are deemed compromised based on the set standards
- Claim type 2: Homeowners that are seeking reimbursement of an already replaced foundation based on a compromised foundation against the set standards
If you are interested in this program, you need to ensure the eligibility of the house you want to be inspected with the following provisions:
- Homeowners should be the one to submit the request for inspection. For cases of condominiums, it should be the foundation owner. For home buyers, they will be eligible once they have purchased the property.
- Homes that are built or with additions built on / or before 1983.
- Visual inspection must be conducted by a certified licensed home inspector.
- The home or built additions are within the 20-mile radius of J.J. Mottes Concrete Company located at Stafford Springs. If not within the 20-mile radius, you may obtain a waiver
While all but one of the provisions are pretty straightforward and can be obtained easily, the visual inspection of a crumbling foundation certified home inspector should be clearly emphasized and should be taken into more consideration. The home inspector who has performed the inspection to your property must provide a comprehensive report graded by severity classes.
A short description of each severity is as follows:
Class 3: The certified home inspector provided a report that concludes cracking visible patterns. They are then regarded as commonly associated with deleterious Pyrrhotite-bearing aggregate and they are measured with a width of more than 1.0 mm that extends to more than 20% of the contiguous wall plane. In this class, no core sample is required to be submitted for further examination.
Class 2: The certified home inspector and engineer provided a comprehensive report that concludes there are cracking visible patterns. They are then regarded as commonly associated with deleterious Pyrrhotite-bearing aggregate and they are measured with a width of less than 1.0 mm that extends to less than 20% of the contiguous wall plane. In this class, no core sample is required to be submitted for further examination.
Class 1: The licensed professional engineer and certified home inspector provided a comprehensive report that concludes that there is no visible indication of the presence of deleterious pyrrhotite-bearing aggregate. To be considered as class 1, formal claims should have a submission of a core sample of the foundation and its further examination yields the presence of deleterious Pyrrhotite-bearing aggregate.
Once the property has been classified by a licensed professional engineer and certified home inspector the document is submitted to the CT department, those properties that have class 3 severity will be prioritized first on its claims followed by class 2 severity and then class 1 severity.
